Looking for info on fair lease terms. We were recently given a lease to consider on mineral rights we were previously unaware of in the Menchaca Grant.

There are 9 wells in the Menchaca Grant in Karnes County. They are all operated by EOG.
Depending on location (and the location is very important), this could be quite valuable property.
Certainly, you would want a strong lease form that provides for a royalty rate in the event of production of 25% and also provides for the royalty to be free of all costs, except taxes.
