We inherited mineral interests in several locations in Pottawatomie Co, OK. The Oklahoma probate is filed, and we are receiving royalties on some of the Division Orders. My question now is what is a fair value for the mineral interests should we decide to sell? I know those that have wells that are producing have more value than those that are not producing. Are there valuation averages for producing and non-producing mineral interests in Pottawatomie Co?

best i can do is give a ballpark it will depend on if the wells are new vs old and if there is new activity going on in the area generally prices are 24-48x monthly income … for non-producing is all about new wells/discoveries in the area and could range from 100-15000 a acre
The Directories tab above has Pecan Tree. They are an appraisal company run by a petroleum engineer who does valuations. You could contact them or other appraisal groups to give you a reasonable value for the current wells. That would be a starting point.
