If there is only one player, then timing is everything. You always have to ask what they are offering at pooling. The pooling is “supposed” to be the highest offered in the eight contiguous spacing units around the pooling unit. However, if there are multi-unit deals at a higher price, they do not have to tell the judge.

Sometimes the prices are higher from a third party trying to buy into some action. Sometimes not.

So not a straightforward answer. Sorry, it isn’t simple.

Would a good place to start be $450.00 for 1/5? I also read I should not warrant the deed. Is this correct?

Well, you can try for that and see what happens. The most important clause you want is a no deductions clause. There are a few others and you need to have the correct wording on the warranty clause. Friend me with the blue icon if you need some help.

Jones has pending hearings for 25-20N-25W. You can tract their status on the OCC website. Hearings were supposed to be on December 11, but I do not see any orders listed yet. You could check the Dockets page and see if they postponed them.
