Easement payments ward county

hello ..Targa is offering me 550$ a rod for easement over my 10 acres in ward county. I am thinking there should be a bit more. They paid alot less last time but that was years ago when my money situation was better. Anyone else involved in this run of pipe or that can give me advice? TY

I have a few questions. How big of a pipe is being used? Is the 10 acres vacant or is someone living there? How does the easement travel through the property? Is it through the middle of the land or closer to property lines? How many feet is the easement? Is the easement for just one pipe?

A few years ago, my family farm was targeted as a potential pipeline route. After reading the easement agreement, we came to the conclusion the gas company would have more rights with the easement than I did as the owner.

There is more to a pipeline than money so be cautious and make sure you involve LEGAL COUNSEL!!!

Do you have a specific reason why you think the price is too low? Targa will be installing a large gas or oil transmission line and has power of eminent domain. For Ward County, refer to pipeline rates in 2025 University of Texas Rate and Damage Schedule for that size line. UT has 10 year renewal and Targa will likely not want to do renewals. https://universitylands.utsystem.edu/Content/Documents/Operations/Rate_Damage_Schedule.pdf
