Easement Need Advice

I have several acres in Midland, Texas. I was contacted by a Land Man that Oncor Energy wanted an easement access to drive on. I was offered $1,500 which I accepted. Returned all the paperwork they requested. That was months ago, and I have not received my payment. I emailed the landman several times asking for an update. They refuse to answer my emails. Is there anything I can do? I feel swindled, and it’s not worth getting a lawyer involved. Thanks for any advice!

Send a certified mail return receipt request demanding your funds. Attach a copy of your easement documents. A good reminder to never hand over a contract without getting paid at the transfer.

I did several of these in the past and never had a problem. I assumed this being a big company - Oncor - it wouldn’t be a problem either. Thanks for your reply.

You get a little late on paying an Oncor bill they will cut your electricity off so fast, they don’t care how long you have been a customer or even if you have never been late it makes no difference! But you and everyone else probably knows this. It’s called a WOKE company! DEI and so on.
