You should already be held by the Simba 12-14N-8W horizontal well since 2016. Devon is the operator. Are you getting paid on it? It is a 640 acre spacing so includes your quarter section.
Thanks for the info. Yes, they are currently paying. So I’m assuming since the section is already “held” that’s it for oil production?
Held for oil and gas so you are good! And you have room for infill wells down the road.

I own 36-acre property in Culberson County, BLK 112 NW/4SE/4 Section 2. I had a landman contact me saying that I have surface rights and want to purchase the land. I am trying to determine whether I own the mineral rights as well without having to pay for a title search. Any suggestions will be appreciated.
Welcome to the forum.
You need to get a good attorney with surface lease experience to help you get the best deal and protect your interests during both the drilling phase and the ultimate production phase. Then you can decide if you want to sell it or lease it.
The first person to ask is the landman about the mineral rights. He may have already done the title work. You can also do a search on www.Texasfile.com. Free to search, a few dollars to print. The other search site is www.courthousedirect.com.

I have been trying to find a title company or landman to perform a mineral runsheet to determine if my mineral rights were severed, but I am not having any luck finding someone who can do this for Culberson County. A landman keeps calling me to purchase my property, but when I ask him questions about my mineral rights, he said they were severed but is not showing me proof. I asked him why he was interested in buying my property; he said the same reason I purchased it. Clearly, I feel he is hiding something. I called the clerk of courts, but the clerk researched it going back to 3 prior deeds; that was it. I can’t move forward until I know whether I have mineral rights or not. Do you know anyone that is trustworthy that I can reach out to find out about the mineral rights?
The directories tab above has several attorneys listed. They usually have landmen that they trust. You will need one anyway for surface use.
FYI Block 45 just to the NW of you has seven horizontal permits by Chevron, so sounds like someone is looking for a new site location.

Hope this finds you well. I am very new here and noticed all the great help you are providing. We own land in Culberson and have received many letters wanting to purchase our land rights for pipe laying etc. We have contacted the County with not much luck. Is there any direction you can provide?

Get as much information as you can from the companies offering. It is a very good idea to get an attorney that specializes in surface agreements to work with you on getting the best deal possible. They are up to date on current legal requirements and environmental protection. The Directories tab above lists several Texas attorneys that may be a good place to start. Many of them are mineral attorneys, but may be able to point you to a surface specialist.
