You should already be held by the Simba 12-14N-8W horizontal well since 2016. Devon is the operator. Are you getting paid on it? It is a 640 acre spacing so includes your quarter section.
Thanks for the info. Yes they are currently paying. So I’m assuming since the section is already “held” that’s it for oil production?
Held for oil and gas so you are good! And you have room for infill wells down the road.

I own 36 acre property in Culberson County, BLK 112 NW/4SE/4 SEC 2. I had a landman contact me saying that I have surface rights and want to purchase the land, I am trying to determine whether I own the mineral rights as well without having to pay for a title search. Any suggestions will be appreciated.
Welcome to the forum.
You need to get a good attorney with surface lease experience to help you get the best deal and protect your interests during both the drilling phase and the ultimate production phase. Then you can decide if you want to sell it or lease it.
The first person to ask is the landman about the mineral rights. He may have already done the title work. You can also do a search on www.Texasfile.com. Free to search, a few dollars to print. The other search site is www.courthousedirect.com.
