Division Orders

Hi all, in the E/2 of S34, Blk 35 T4N Dawson I have spoken in the past of the declined Theodore Davis well in the NE area and that there have multiple purchase offers for the Mineral Interests. The reason was likely the 4 new horizontal wells 2 of which pass thru the entire north to south east 1/2. The TX -RRC shows production since ~ May 2025. I reached out to the operator last fall and they said the paperwork would take months. I reached out again , but no response. Question #1 - how long does it take to get division orders done for a project like this? And #2- what becomes of the T. Davis horizontal well? In this case the T. Davis well was held by production ( I read as a 3 year shut in term and any strata), also the lease rights were with the original grantor. Just feels “off” compared to prior experiences- THANKS!

What are the names of the new wells? It can take four - six months to clear title. They have quite a few abstracts to go through for the long wells.

Hi,

Thanks for your help!

The 2 (of the 4) horizontal wells crossing through our deed S34, Blk 35 T 4N on the E/2 are Leases : White Sands #22-39D, API well 6DN= 11534001 & 2DN=11534000 operated by IKE

Appreciated,

Blake

Those are good wells. And it looks like Davis, Theodore 1 is still online as of October 2025-at very low rates.

If it were me, I would send a certified letter return receipt to IKE Operating LLC Division Order Department and demand payment and interest as of first sales, They are past the statutory time limit. That starts a clock ticking. Include your name, address, and be ready with a W-9. If they already pay you on the Davis well, they may not need it, but some companies want current ones every few years.

Thanks for the info, I will try calling next. Am I right in general, the Theodore Davis well holds in the NE holds the entire E/2 the deed covers by production?

You would have to go back to the as-drilled plat on the RCC for the Davis well to see how much it holds. Then also look up the as-drilled plats for the new wells to see what they cover.

Really appreciate the input!

Hi again, I tried first calling IKE Operating ( # 832-701-1776 ) . It went to Birch Resources. I see on line that they are big in Dawson .The TXRRC lists IKE as the operator. . The internet says IKE is hard to reach. I LM. IDK, still seems fishy…Any advice?

I would send the request by certified mail to both IKE and Birch demanding payment. Birch Operations has the same address-interesting…

IKE OPERATING, LLC , 2 HOUSTON CENTER STE 1400 909 FANNIN STREET, HOUSTON, TX, 77010,

According to RRC operator list, Birch Permian II LLC is owner of IKE Operating. Two phone numbers and multiple people listed for IKE. https://webapps2.rrc.texas.gov/EWA/organizationResultsDrillDownAction.do?methodToCall=searchByOperatorNo&operatorNo=101633&rrcActionMan=H4sIAAAAAAAAAL2QS2vDMBCEf417CQg9HLeXPQjjltDQR2rag8lhawsn4FhmZfeFfnwll0JJeiv0pGF2NXyzXnAO0gsuQJwR1boe97bf1NRUfAuz_2qecRicZGHMRvOGjrX2JVE6TVVYkJDIy-JJB6mitNRiv__AmHM_GXr_imSNDRspHMy4s01pc-y6YCyBzDhRX9oHg1TvgnUB_ISkcvNUU-vYgISHR-wmMwNmECAzFVHOYXVdLG7vio0uVzdXicwX63V-FCb-p5b7rpPBgK2hH9i_dhTb6ngvgoLwMhT0KogUuF-GNzY-_f2HC30CMEkw9AUCAAA

I went through this with Burleson, starting 3 years ago. They drilled a horizontal well which ran underneath our interests leased to WTG (who had a producing well on our interests). I found the Burleson well on the trrc gis viewer. I contacted them directly, providing the Dawson Co WTG tax records for that lease. I listed the names of all the family members and their shares. Burleson responded and said they needed to conduct a title search. It took 2 years, over which I contacted Burleson every 3 months, but we finally received division orders.

Hi, thanks for the info! Coincidentally I was contacted by a person at IKE about an hour ago, and said Birch & IKE are are connected. Bad news they don’t have our name.. BUT, they requested proof. I sent them the deed and lease from years ago as well as an explanation … My grandfather conveyed the deed to my mom. We did a probate and have been paid on the Theodore Davis well lease which is located on the E/2 S34, BLK 35 of which the 2 new horizontal wells cross. The lease says any strata and a 3 year shut in. The deed says the controlling lease rights were reserved to the original grantor. IDK - maybe it was missed or I fail to understand. I’ll see what they say on what i copied and sent. THANKS!!!
