Discrepancy in Weld County NMA between 2 firms

Greetings All,

In 2012 we leased a section in Weld County, CO to company “A” ** showing ownership of 5.84 NMA, company “B” is showing ownership of 4.99875. Our Grandfather and his B-I-L leased 13.33/320 which was divided equally then conveyed 1/4 of the 13.33/320 to a different individual.

I’ll admit I’m not a math major but how could such a difference occur ?

Jon

Company “A” was a major Oil entity.

13.33/320 of what legal description? ie SW/4, whole section or what

Brad-

Being a rookie all documents show S23 W2

Thank you,

John

Hi John,

That makes sense to me. I believe Company “B” is correct, as follows:

13.33*0.75 (what remained after 1/4 interest was conveyed)=9.9975

9.9975/2=4.99875.

It is unclear how Company “A” came to their calculation.

Ryan,

Thanks you for your reply and calculations which confirmed what I was afraid of. What peaked my curiosity is company A is such a major player in Weld County I couldn’t see how they could overlook such a discrepancy, unless it occurs more often than I think.

Your response is exactly why this forum is so important to all Mineral Rights holders.

John

Have you confirmed that the W2 is actually 320 acres and not abnormal size? Could make up for discrepancy

You’re welcome, John! We’re all in it together.

if it were me, speaking off the record, i would keep my mouth shut since it worked out in your favor

If you are overpaid and they catch it, they will recover it.
