Directly Inherited Minerals

IMy mother passed away June 16, 2021 and I hired attorneys in August 2021 to handle probate, title transfers and sale of minerals and some property. We were granted final decree of probate in April-May 2022 but was unaware this was not filed with COUNTY CLERK until Dec 2022; which we did then file. The attorney claimed they could not find where minerals were titled to my mother in Dec 2021. My mother was receiving checks from Triumph/Echo in 2021, then 1 check from Citizen’s in May 2022. She also received notice frim Diversified around Sept 2022 stating payments would begin in Oct 2022. I contacted both companies and submitted all documents to transfer ownership. Now Citizens claims that those minerals were sold in 2017 and Diversified claims there is no money on hold and no production of that specific well. I feel I am being hood winked, bamboozled and blatenly LIED to. Anyone else experiencing this?

You can hunt for your mother’s name on www.okcountyrecords.com. It is free to hunt and only costs a small fee to print. If you know who she received it from, look that person up.

If you list the name of the well(s) or the section, township and range, someone may be able to help you with whether there was production or not.

Ive already done all that. Minerals granted in probate are S04-T14N-R11W, S21-T13N-R12W, S01-T13N-11W, S21-T14N-11W and Greenfield B4 L4-10. Minerals held by Diversified are Lake Farms 1-33: S33-T15N-R11W and Citizens Energy are 1-4-33 1411MXH. I know the last one doesmt make much sense, but thats all the info they would give me. They said there was $200 on hold after receiving a check for $53 in May 2022. Citizens Energy now claims the minerals were sold in 2017 and no money is on hold. Any information or insight will be greatly appreciated. Thank you.

You might also check with Devon Energy since they are operating two of the producing wells. The Lake Farms well from Diversified does show no production for the last 12 months on the OTC site.
To resolve the Citizens situation you would need to show that the holdings in 4-14N-11W were not included in the 2017 sale or other subsequent sales.

If you’ve already looked at okcountyrecords, do you see where your mother deeded her interests in 2017? either she did or she didn’t. You may also already know this, but if your mother didn’t own any interest, then the probate didn’t pass any title to the heirs. It can only pass what title your mother had.

Noticed that some of the descriptions in the area are in Section-Twp-Range, and some are in municipal blocks and lots. A local title company or landman may be helpful to work through all of the details.

Thank you souch for the info. The problem seems to be that my potential buyer(s) are unable to track where they were titled to my mother. These would have been inherited minerals from the same last name. I recently found an offer letter from 2010 addressed toy mother

Sorry… -to my mother with one of these legals on the letter. I think they have my minerals mortgaged to their max and putting me off so I don’t request releases of the leases; however I see no other choice. Either my attorney, Anthony Moore-House of Rep. OK is trying to pull a fast one on me or some court records have been made unavailable online. I don’t have any money; reason I was considering selling. But looks like I’m out of options- how much does a "landman’ normally charge?
