Deep title search

Should I travel to Texas to do a deep title search on the mineral rights I own?

You can try searching on www.TexasFile.com first. Free to search, minimal to print. Start there for as much online information as you can find first.

Thank you Martha. That is the site I started with before I found you all. We have had conversations as well as the online tools they provide and they made some suggestions on who to call and after that call I was told to do a deep title search that can entail going through the hard copies in related counties. I have also been in contact with empire, the company that took over the lease on my producing wells. The information has been vague. I did contact a landman that was on the ground floor with this some 13 years ago … I have boxes of everything that’s been sent, leased, check Stubbs, shut in royalty payments, and hundreds of offers that keep going up. I need help, real help. I keep paying for information that sends me somewhere else to pay again for the same thing. Sheesh I’m just trying to get my ducks in a row and make my will. Thank you :blush:

Good for you for trying to get organized!
It is helpful if you organize your papers by state, county, block, abstract name and number and section. Then in each section, you can organize by wells with Division Orders.

You can hire a landman to do it for you, but you can do quite a bit yourself first and save many hourly fees.

While I’ve been doing the research on my own with so much help from your forum I made inquiries with the Leon County Clerks office and that really nice gal suggested a landman and gave me his number. Wow you were right!! He’s already invaluable with the info I have collected in just 3 days. Thank you for all your help :blush:
