In November of 2024, I sold a very small amount of mineral rights. I signed the purchase agreement and received payment. I still get mail concerning the section they were in. Now I have received a royalty check (small). It seems to me that they never filed a deed. What do I do, other than contacting them Sort of angry at them because after I signed that purchase agreement, another company offered 3 times more.
It is possible that the buyer did record the deed, but failed to notify the operator that a change in ownership was made. Or they notified the prior operator, and the operator assigned their interest to a third party. Contacting them would be the right thing to do.

Take a look at your royalty check. Is it for production prior to the effective date of the MD? This could be an explanation along with the one offered by @tim_dowd. No reason to be angry at the Buyer on the sales price. You were the one that made the decision to sell at the time.

Thank you I will take a look. I think anyone would be angry if they received an offer three times what you signed for, on the same day you received a check. I agree I made that decision.
