Dawson County, Texas- getting offers to lease and purchase

My family has received an offer of $2,500/ net acre, to lease and buy (crazy numbers) for minerals in Dawson county, Texas. We have six different tracts in the area of Section 4 & 9, Block 34, T&P RY. The offers seem to go up every three days. Anyone in the same area getting the same or have any insight?

Which Township, T3N, T4N, or T5N?

Those numbers are crazy for T5N. Under permits in T4N. And really really really low for T3N.

So I’d guess T4N but shrug.

So yeah there are a couple of new permits (IKE Operating, Indiana Dunes wells) in those sections so $2.5k/acre isn’t really very crazy.
