I have had lots of interest in my mineral rights in Custer County, but there are no pooling orders and no activity. I am wonder these land men know that I don’t. Any ideas? I am in Section 8 of Township 12.

We need the Range as well. Lots of 8’s and 12’s. Need the West component.

The land man gave me a very generous offer, and said how they calculate the payment is they estimate 95 months of revenue as the payout, and then they except the risk. And, I’d say there is risk as no pooling orders or activity in the section, although there is a horizontal well in a section nearby.

I would not be too quick to sell as you have pending drilling. There is active leasing in that section, A horizontal permit has been filed just to the NW of you. Mewbourne has already filed for a horizontal well on your section with sec 5. That is why you are getting the offers. The increased density case for a second well has already been filed. Simmons 8/5 MD #2H. Simmons 8/5 MD #1H or a similar name will be the first well. The placement of the well indicates that there could be infill wells down the line. Do you want 95 months of a one time payment or decades of pay from at least two wells? Buyers intend to make a profit off of their purchases.
