We have just been offered a gas and oil lease for property in Larimar county. Does anyone have access to what current market value is for an acre of mineral rights for gas and oil lease?

I do not usually handle Colorado, but there are lots of folks on the forum that do. You might want to go over to the Weld County Category and read who is posting there and ask them questions as to the preferred lease clauses. The Colorado leasing rules will be the same. Just pricing may be different for your county. The first lease that you are offered is probably low on bonus amounts and royalty, so if they offer 1/8th, don’t even consider that option. If they offer 3/16ths, then ask for 1/5th and 1/4 options.
