Have received a lease offer for Section 4, Block 40 in Upton County, for $500/NMA, 1/5 royalty for 3 years. Anyone had any recent offers for that area and what were the terms offered and taken?

We did lease for $750/NMA with 1/4 royalty. Hard to find leasing terms so good luck with your efforts.
