Hello All, Any current news on leases in Sec 2, 8N, 61W? I’m getting an offer to lease from Wolf. Is 1500/nma, 20% for 3 yrs with 2 yr option in the ballpark? I own just over 1 nma. I’d love to become proficient on the Colorado online oil and gas website to research one day. Long term goal! TIA

I suggest research at the Weld Co Recorder’s office for contact information on recent OGL activity in your area by Wolf. They most likely file OGL Memos, but you may get some contact info for Lessors. Contact them and see if they want to share information.

The terms look okay on the surface but I would ask some questions about Wolf’s status.

  1. Are they an operator (do they drill their own wells)?
  2. Are they a lease broker representing an operator? If so, who?
  3. Are they a middleman, hoping to lease from you and then sell that lease at a higher price to an operator?

Dealing with an operator or their representative is preferable to allowing a middleman to get involved.
