You have some old plugged wells and then two newer horizontal gas well called the J.S. Blair Fee 2 1H and 2H with Capitan Energy. Both been online since 2015/16. Have about half of its estimated recoverable reserves left to produce.

You are probably getting offers because there are quite a few permits nearby for additional horizontal wells at a tighter spacing than the one well you have. The operator may have plans for infill wells or horizontals into a different reservoir.

I think that the minerals and surface were severed many decades ago. If you are not being paid royalties for the Blair wells, then you most likely only own surface. To confirm, you need to research the deed history or you can ask the operator. Your deed cannot override the terms of a prior severance of minerals.

Good catch on the severing. Surface rights need their own attorney work for contracts regarding laying pipelines, use of pad sites, etc. Get informed before considering any sales or leasing for surface usage.
