County taxes

I paid taxes on the royalties that I received in Robertson County, Texas in 2014 for an appraisal of the property for tax year 2013. I have received a new appraisal and a tax notice that is approximately 14% lower than in 2013. However, my royalties have decreased by an estimated 43%. I filed for a reconsideration of the appraisal stating these figures but of course there will be no adjustment. This was done through the Robertson County Appraisal Review Board.

What I was essentially doing was protesting an excessive appraisal or market value. The response was that the market value was not excessive and that it would stand as stated.

Questions have come up in previous discussions concerning how mineral rights are valued when royalties are being received and when they are not being received. Until royalties have been paid there cannot be a value assessment on the mineral rights. Therefore, once a property starts producing then a value may be determined. I think that in past discussions the determined values were more arbitrary than anything else. Here is where I got my reasoning for the protest.
