Cost of land lease to gas company

If anyone knows, would like some information concerning leasing property to gas company. Years ago 20 acres was leased where a processing location is now. What would be an appropriate amount for them to lease?

Over the last forty years it has not increased much during negotiations, but the company is profiting substantially. Does anyone have any experience with this in Kingfisher County or other places in Oklahoma?
