Offered $750 per acre at 20% royalty. Declined and then offered $1000 (18.75%) or $1250 (16.67%).
What is a good offer for my area at the moment? Is a 5 year lease with a 3 year option standard?

That seems to be in the ballpark. I am in R63W, and offers here are around $800 and 20%.
Personally, I want the highest percentage I can get if I think they will drill a well since that’s where the real money is.
I like a shorter term lease, but since permits can take 2 years the operators are wanting to get longer terms.
