Colorado County, TX. Thomas D. Allen Survey A-63. Who is leasing? Typical terms?

I have a friend who owns less than 10 mineral acres in the Thomas D. Allen Survey A-63, in Colorado County, TexaS. My friend lives hundreds of miles away and doesn't know anyone in the community where these minerals are located so she has no one to discuss with what terms may be that are being offered in this area for an oil and gas lease. She has received an offer for less than $500 per net mineral acre, 25% royalty, and 3 year primary term to lease her lands. Is that a fair offer for this area? What companies are currently leasing in this area, if you know?

There are several approved oil and gas companies exploring and developing in Colorado County. Click on the link and look under PERMITTED OPERATORS for the name of companies actually leasing/drilling in the county. As far as bonus money possibly someone else will help you on that. The 25% royalty is excellent and the 3 year term is good.

on this GIS map of Colorado County/A-63 I see several gas wells/plugged gas wells/dry holes that have been drilled in the surrounding area in the past.

Several companies to have been actively leasing in the area recently, but nothing production-wise seems to indicate why.

I performed a search for any kind of Permits (To Drill, etc) within 10 miles of the center of the Survey over the past 3 years and came up with nothing. That's an area of 20 miles by 20 miles.

Ballard Exploration appears to be the only company leasing in or in the immediate area around the Survey. To the best of my knowledge, they are a good company with a solid reputation.
