I was offered a 3 year lease for 1/5 royalty and $300/acre signing bonus in Sec. 23-3n-11e. Does this seem reasonable?

Are you currently getting paid on the Pride Energy Fairless 1-23 well? It has 640 acre spacing in the Hartshorne. Was the lease offer for a different zone? Do you have an old lease or were you force pooled for the Fairless well? It was drilled in 1979. Trying to figure out if you are eligible to lease.
