I own some land in Cherokee County, Tx just south of Alto. Over the past couple of weeks, I have received an offer to purchase my mineral rights and a lease to conduct seismic via the mail from two different parties. Things have been pretty quiet over the past 20 years or so. Chesapeake had leased my property right before they had all their difficulties but nothing ever got off the ground.
Is there a place I can research maybe what is going on? I’m just curious more than anything.
I would like to know that, as well. I have leased mineral rights in Cherokee County to Key Exploration. They told me a couple of years ago that they found natural gas, but I haven’t heard that they are producing yet.
Two new leases in Abstract A-42 in the last two years. One in Oct 2023 and one in May 2025. The new one was with Key Expl for only 12 months which is rather short.
I was just offered a significant amount to purchase my holdings. Should I consider the offer? Also, is there a way to find out if Key is just sitting on the well(s) or if they will start producing soon. If they start producing soon, I doubt I would consider the offer to purchase. Any thoughts? Thanks.
Back in 2021, Key Exploration wrote two-year seismic options covering more than 1,700 acres in the A-42 Survey. It is unclear how many of those were converted into O/G leases, but Key did convert more than 90% of the seismic options into leases across 55,000 acres in Cherokee County.
Maximus, the drilling unit of Key Exploration, recently filed for a drilling permit for a horizontal well to be located about 12 miles away in the Musquiz A-37 and Cooke A-161 Surveys. The target is Haynesville Shale.
It is unclear if Key has put together its own group of investors or small O&G companies, of if they are fronting for somebody else, such as Expand (formerly named Chesapeake).
This has been a very slow-developing play, but it appears that drilling will be happening soon.
