Protect your mineral rights. You paid for them. Do not take the landman’s word. Read your lease or have an O&G lawyer advise you. It is well worth the money.
Any lease can be “flipped” unless there is what’s called an “Assignment Prohibited” clause in the lease, but very few Lessees will agree to that clause because it severely limits their ability to run their business prudently. I wouldn’t worry about signing a lease without that clause in it, but the best thing you can do is find out which Lessees in your area are “lease flippers” and which ones will actually drill the well. Usually, the larger the capitalization of the company wanting to lease your minerals, the less likely they are to assign your lease to somebody else.
