Personally, I would not sign it. They are trying to make a four section unit without drilling the test wells first. They could hold your section for decades without drilling in it. By diluting the acreage, they could drill one well and hold you without ever drilling the rest of the wells “they intend to drill”. Your decimal would be very small. I would prefer that they drill the two horizontal wells in 1&12 and 2 & 11 first and then unitize.
The pro side if it passes is that you will have royalties on all the wells in the four sections, so if they do go ahead, it is a good thing. Your choice.
