I’ve done several ROW easements with Devon, including 4", in both Blaine and Canadian counties, but I haven’t seen them try this trick, and I own both surface and some minerals. BTW, the going rate for Devon was $180/rod as of April. However, they typically want to allocate $165 for the landowner and $15/rod for the tenant. I’d be interested in knowing what your offer is. They seem to play hardball pretty well.

In some situations, depending on location, they can just move right across the road or to the next landowner if they can’t come to an agreement with you.

They are offering $180.00, however my neighbors one mile to the south received $200.00, within the last thirty days. The last ROW we received on this property was for $190.00 approx. three to six months ago. They are also coming on the inside of the previous ROW and causing much more land to be taken if they ever wanted to come in and drill more wells as the current well is not on our property.

Has anyone recently had a 4" pipeline placed on them? If so, what were they offering a rod? Devon is wanting to come across one of our properties and they are offering us a “mineral” owners price. In my mind it shouldn’t matter whether we own the minerals or not, the surface is separate, however they are wanting to pay us $20.00 a rod less because we own minerals. Has anyone ever came across this? As always thanks!

Cimarex said in its 2nd Quarter report the cana NGL was tied into the Conway KS price instead of the mont belvieu texas price, there is a huge difference.

I have read completion reports and have noticed that the Spud Date can be with 6 or 7 days after the drilling permit is issued.

I don’t see how they can get the rig, the ponds, all the equipment, etc and drill the first 1600 or so feet, all in a week or so.

I just read about HENRY HUB prices. It is Chevron owned Sabine Pass Pipeline.

Daniel, They are out there doing site work and setting up before the permit is even issued. Once they are ready to go the permit is just a formality.

I have been able to find daily pipeline price bulletins on oil but not NGLs

Mid-Continent is in the process of bringing BLALOCK 1-34H on line. It is the only well acitivity in your area this year. Mid-Continent has had 3 drilling permits for this well and not SPUD report or COMPLETION report.

I inherited some mineral rights from my father. The legal is 29-4S-4E, 28-4S-4E and 27-4S-4E in Johnston County Oklahoma. In the past six years there has been some interest, such as leases but nothing else. I was wondering if anyone could tell me if there is any current activity going on up there. I would appreciate the info.

XTO ENERGY asked for a WELL LOCATION EXCEPTION on 6/26/2012. I did not see your name on the list of people who should have received this notice.

If you have not changed the name on the mineral deed, you need to contact the county seat, or go there and see who’s name is on the deed.

XTO ENERGY received a drilling permit for a horizontal well, CAMP CREEK 1-29H on 8/7/2012. The well entry hole will be in the Southwest 1/4 and the bottom hole location will be in the Northwest 1/4.

It takes about 3 months to complete a well and they must start payments within 6 months of the date of first sale or they own you a 12% penalty, call a SATUTORY INTEREST, all the way back to the first date of sale.
