My deed has: Stated 1/16th royalty interest in all minerals reserved by Mortgage Co.
The next paragraph down has: Stated 1/2 interest in all minerals and also stated 7/8ths royalty interest in all minerals rights reserved by Mr. W. XXXXXX. This is the only mention of royalty in the deed. I asked a landman at the court house, but he wasn't able to give me an answer whether I still have any royalty left.
The previous owner did not reserve any royalty but I don't know if he had any to reserve.
I think you have to follow the chain of title back to the original. Anyone from the origin of the title could have reserved a fraction, and all of it could be accounted for leaving you no interest. Someone in the past may have even reserved more minerals than were left to reserve. If you have alot of free time you could research the chain of title yourself, learning as you go. You could pay someone to search the chain of title, and they won't work cheap. Unless you have alot of acres, I would wait for a lease offer. If you get a lease offer a landman is going to have to search whether you did or not, he can't take your word for it.
