As a professional minerals appraiser (certified by the American Institute of Minerals Appraisers in 1992) I am currently appraising some Marcellus shale rights in Butler Co. The subject property is leased already (from back in 2009, so I must adjust downward for the 12.5% royalty back then). But I cannot find any Comparable Sales of recent vintage (2013-14). Does anyone know of a sale of mineral rights, which I can quote from official documents? The price is likely in the $8,000 to $12,000 range per net mineral acre, depending on the local activity.
