Building restrictions near storage fields

I’m in the process of purchasing a tract of land that has several hundred acres of storage fields bordering it, and the oil gas mineral and storage rights to the property appear to have been sold off about 100 years ago. I’m not buying the land for the OGM rights, we’re buying the land to build a home on it. my lawyer has recommended doing some due diligence to make sure that the property can be developed. i have a call in to the PA DEP and a call in to fractracker.org. so far nobody has ever heard of any residential building restrictions. I called the township, and no building permit for the land has ever been denied. Just looking for more information, if anyone has ever experienced a residential home not be permitted to be built because of oil gas mineral rights or storage fields. to my knowledge there is no active or inactive wells on the property.
