You want to delete the warranty because with that warranty, you agree that if the company discovers that you don't own the percentage of mineral rights that they thought that you did, they can demand that you pay back any bonus money or royalties that you have already recieved. You don't want to be stuck having to pay back hundreds or thousands of dollars that you may have already spent because the companies land department made a mistake.
If they make a mistake in title, let them be the responsible party.

Dan, It doesn't look like there has been leasing activity since September of 2012, however, it does appear that 2 drilling rigs are in the county, both on the West side of the County. Primex is to the North and RAW is to the South.
