I received an oil and gas lease for Borden county Texas on (NE/4) OF SECTION 43, block 25, H&TC RR Co.Sy. offering a bonus of $200. Net mineral acres and 1/5 royalty for 3 years +2 year option. Have 8.75 net acres. Is this a fair offer for that area.
