You would need to be more specific with your abstract. Geology varies and so do leasing rates across the county.
Like the lady says, it depends where its located. I have property north and south of Hwy 90 and east of Devers, Texas. That area was very hot a few years ago. Not much recently, Was getting $500.00 to a $1000.00 a net mineral acre. I think the price also has something to do with the size of the tract and your interest.
