I received a leasing inquiry regarding my 6 acre interest in the J.B. Tucker A-577 Survey of Wood County, Texas. Can anyone tell me the current bonus payment and royalty percentage appropriate in this area?

Last lease I see filed in that abstract was in 2014. Bonus amounts are not public.

Not a solid offer, but preliminary discussion is $250 bonus and 20% royalty.
