I check court houses for percent bonus for major mineral owners. For more than ten years I have received 25% and $200 for bonus. They complain but I get it. I have never signed a lease for more than three years.
I have been paid for extension but never for more than one year. I never sign a lease except with major players. If the amount is large I have it closed at a title company. I never accept a draft. The biggest problem I have ever had is smaller companies buying production then going bankrupt. I have signed close to 100 leases.
