My mom and her sisters each have a third of the mineral rights for a 160 acre parcel in Section 6; Township 10; Range 65W (S2NW4W2E2 is Mom's). The already got $500/acre on a lease w/ Chesapeake @20% royalty rate, a couple of years back - but nothing has happened. I looked at the Colorado Oil and Gas Commission website and noticed a huge number of wells cutting through Greeley area (the dots all form a colored blob) - we are a bit north of that and the nearest producing well is the mousetrap well and there don't appear to be any permits or pending permits in the area.
Anyone know if things are ever going to move north of the 'hotzone'? Are there any mineral studies for that area?
Also, the surface rights for the area seem to be owned by the federal government (some kind of test range) although it is hard to tell on their map. WOuld that affect the use of mineral rights... can't imagine we would have been offered a lease if it did.
Anyway - anyone with land or mineral rights in that area that knows anything it would be good to hear from you. Mom and Dad want to leave the mineral rights in a subtrust for the kids and maybe 10-20 years from now it will be worth something - that is their hope. Not sure it ever will be, but if any wild natural gas speculating kicks in again - it might be worth selling if the odds of it having a well in our lifetime are low. A bird in the hand is worth two in the bush sometimes.
