Hello all. I own 5 acres as follows:
Legal description: 5.000, Blk: 45, Tract: 23, AB 3826 SEC 23 BLK 45PSL SE/4 SW/4 NW/4 E/2
Living out of state, I have no way of knowing if there is activity near my land. I have gotten sale and leasing offers here and there over the years, but nothing to make it worth my while. Any insights, advice, warnings etc. that anybody can provide would be greatly appreciated. I have contacted attorneys in the past, but I am not sure if it makes sense to put somone on retainer yet until I need to actively protect my assets. Thank you! Lauren
Hello Lauren…at this time I see no activity in Section 23/Block 45. There are some ‘fantastic’ horizontal gas wells (with condensate)in the surrounding area. And there is no A-3826 in Reeves County per the Texas Railroad Commission GIS Viewer Mapping System…all I come up with on the mapping system is A-?.
If this was my 5 acres I sure wouldn’t think about selling them…JUST MY OPINION

Thanks, Clint. I don’t have immediate plans to sell. Just wondering how best to educate myself and monitor the activity so I know when is a good time to lease or sell. Thanks.
My suggestion to you would be to contact the Reeves County Clerks Office and make sure they have your correct name and address on file so that when the landmen come wanting to lease your minerals your contact info is on file…and they will find you when they get ready to lease.
