Just signed a 5-year | $700 p/nma | 20% lease contract for our family’s mineral rights in Campbell County.
We also hired a Sheridan, Wyoming attorney to negotiate the boilerplate lease T&Cs. I just loathe paying attorneys but I believe we crafted and edited lease language to protect some of our mineral rights interests—too voluminous to add here. I will say this: there is ZERO POSSIBILITY for a No Cost Production provision. We tried several angles and options and no way, Josè. That was an off-the-table subject. Bummer.
Overall, dealing directly with an Anschutz landman (not a contractor) was great.
I know Anschutz has been VERY aggressive in Wyoming for the last couple of years.
