Anderson County Mineral offers

I have surface and minerals in Anderson County east of the Tucker area. For a while, I was getting offer after offer to buy my minerals. For some reason, the offers have either slowed down considerably or possibly stopped. I haven’t had an offer now in a couple weeks.

There may be a hiatus now, but I would figure that the offers will resume once drilling gets closer to or into Anderson County

The price of oil ($60.08 per barrel on Dec. 7, 2025), always influences interest from operators. Operators are looking for oil to be at least $60 (but preferably higher) in order to be profitable. Natural gas is going up to $5.289–which is higher than it has been in some time. So, that may help the operators to do further exploration. As a rule, you want the operators with whom you reach lease agreements to maximize profits (which means more money in your pocket).

Interesting that you say this about offers slowing down around the Tucker area. A lot of our family holdings are throughout this same area and we have only seen it 3x in the last couple months. Constant letters, but also 3-7 phone calls a week as of lately. Offers have ranged from $1,000 per an acre to as high as $10,000 an acre, and everywhere in between.

Received an offer from a group called Pelican this week, after I posted my message. Very lowball offer. Don’t even waste your time calling them back or taking their call. There’s a few making decent offers. Some of the best offers yet, I’ve heard are from TMH and they close in a matter of days, not weeks. Couple folks I know sold to them.

I thought THM was just a leasing agent for Expand?

No, TMH was helping Vanna. Some ppl in here think they know what they’re talking about but don’t. Just like “Vanna is leasing for Mitsui”, and they never were. I know the Vanna guys pretty well. Vanna was also not leasing for Expand. Vanna is a stand alone, well funded group that develops prospects independently. TMH is buying minerals just to build their own portfolio.

DSD, Pelican,Mountain Laurel, Cortez, TMH, Sparrow Creek, several others.

Vanna initially was leasing on their own in Leon and Freestone Counties, targeting Haynesville Shale. However, they eventually sold a major portion of their leases to Mitsui.

Following that, they did another round of leasing, primarily in Anderson County with some in Freestone and Leon as well. These leases were eventually sold to Expand. TMH was leasing for Vanna, but those leases also were assigned to Expand.

The assignment documents can be found in the various county deed records.

Vanna/Sabana have sold large leases to Mitsui E&P USA. I have both the lease and the check stub to prove it.

I think all questions about who is leasing from whom in Anderson County has been answered for now. The conclusion is that it’s all ended up in Expand’s hands. The real question is when will someone else get into the mix and establish a competitive market. I would assume once the Vanna/Expand sell was in place the market place for lease bonus dollars got squashed a bit with Vanna knowing a price that Expand was willing to pay.

I believe the statement was more intended that in the way that Vanna was acting as a broker for Mitsui or Expand. Vanna is a prospect generator and builds positions to sell. They are not a broker for these larger operators.

Correct. Vanna was not “leasing for” Mitsui or Expand. Vanna took all the risk and eventually sold it made a deal with those companies. They weren’t agents for either of them.

I have no issue here, but I think there is importance in the details. Vanna actually holds mineral interest in our lease along with us (the owners) and mitsui e&p, of course.

A “prospect generator” yes, and owner as well.

And no I don’t care who owns what, I retain my interests and that’s all I’m concerned with. It could be Vanna or it could be captain kangaroo, it does not matter.

But let it be known that they have a degree of ownership in Leon and Freestone and are not just buying and selling leases.

Newby here. Leased interest in southwest Anderson County near Tucker to Vanna in May 2025. Vanna has not assigned the interest as of now even tho Expand landman rep says they had done so. Now Expand rep landman wants to lease a sliver that Expand rep landman says Vanna missed and is therefore unleased— all tracts are contiguous. Vanna rep landman now says Expand did not purchase the Vanna lease because it had no worth to them although records show they have purchased leases surrounding our interests. Does this Expand landman explanation sound plausible?
