Anderson County Leasing Question

I am getting offered by 4 different parties now on a few different tracts and I’m trying to shake out who is with who and top prices etc. The highest starting price I’ve seen has been $750/ac and 20% royalty. The below are the companies I have been approached by:

-THM Land Services (no idea who they are representing and seem just like a flipper)

-Tagent Land (Vanna)

-Drake (Expand)

-BTP Operating (Expand)

Has anybody else seen a higher offer or better royalty rate or other companies out leasing?

The competition for acreage in Anderson County between Mitsui and Expand has really heated up. One of my friends was contacted yesterday by a landman leasing for Expand and was told “just tell us what you want.”

I think 25% cost-free royalties are available now. The highest lease bonus I have seen is $1,250. That may be moving higher now.

Vanna is leasing for Mitsui. They also have a 25% working interest deal with them.

I haven’t seen anything regarding Tangent Land in Anderson County, although they have done recent leasing in Henderson and Smith Counties. Where are your minerals located that they are looking to lease?

TMH Land Services recorded 31 lease memos covering 4,000 acres in Anderson County on June 24. Not sure who they are leasing for…could be flippers, but could be one of the groups that has been pulled in recently to speed up the leasing for Mitsui or Expand. If you can’t get a 25% royalty from them, then they are likely looking to flip.

BTP Operating is leasing for Expand. Should be able to get 25% cost free royalty from them.

Ideally, getting a 25% royalty is paramount - even to going lower on the bonus money. But the MOST IMPORTANT lease issue in my opinion is to get a “cost free” lease that is tightly constructed to eliminate ALL possible deductions that any operator could attach to your revenue stream (assuming a successful well).

And to ensure this happening, you need to be spending the money to get an experienced O&G attorney to work with you on any lease

Very good info. Things seem to really be heating. My minerals are located in John A. Veatch Survey, A-787, James Madden Survey, A-39, Edwin Ewing Survey, A-20, and John Adams Survey, A-2.

I’ve had voicemails from others that I have yet to call back, but once I speak to those I can report back if other noteworthy groups are trying to jump into the frenzy.
