Keep in mind that all acreage in any county is not created equal. Different areas will demand different lease terms based on operator perception of subsurface situation.
I know someone who got 250 per acre and 20% from Encana on the Williams site, just last week.
Shawn, thanks for info. I was told by a contractor (middleman) who calls himself a landman that the going offer in Amite County today is $200/acre and a royalty of 3/16th. I’ve 180 unleased acres in Sections 21, 22 & 23: 2N-R4E. That he tried to get me to lease. But I didn’t!

Ours was renewed by EnCana for $250 per acre for the coming 2 years and we granted the extra 3 years for the same amount.

I received a letter from Encana wanting to lease 5.65 net acres of a 30 acre gross. They want to lease for 3 years at $200 an acre with a 3/16 royalty. What is the current rate that landowners are signing with? Thanks for your help.

We received a similar letter from Encana. Do we have to lease to them? Can they force pool us? What does that mean in MS; what are the penalties?
If this is NOT the proper place to ask, I apologize - new to all of this! I inherited some mineral rights (?) in Amite County and apparently need to file probate in Mississippi to get them in my name as owner died in Texas and I am not a blood relative. Can anyone recommend an Amite County attorney and/or tell me how to learn more about my situation? Thanks in advance!
Look up Reggie Jones, I believe he is in Centreville and/or David Wilkinson in Woodville. Both very good attorneys that should be able to help you.
You can also talk to the Chancery Clerk in Liberty (Amite County). It was Ronny Taylor but his term might be up by now. He was a TON of help for me!

All of Encana’s properties, in the TMS, were bought out by Australis. Encana had exercised their 2-year option on our lease. That option just expired on March 1st. Will be curious if Australis renews any leases and at what pricing.
