Adding "with provisions" wording to an oil lease

Hey, y’all. My parents were approached by a land man to lease mineral rights on land that has been non-producing for quite some time. After talking with my mother, I am concerned about possible snake oil. He told her, “Because I like you, I’ll tell you this. Write “with provisions” at the bottom of the lease when you sign and return it.” He (of course) did not explain what that meant or how it was supposed to benefit her. Any illuminated shed on this would be very much appreciated!!

The landman’s lease form will not be favorable to the mineral owner and needs to be carefully read and understood. You may want to make changes. Adding words such as ‘with provisions’ seems to indicate that there is an addendum or added page with changes. Who would be adding this and what would it say? As with any legal contract, you need to have emails or other written correspondence, and not just rely on verbal conversations. It is the mineral owner’s responsibility to do the research and ask questions and get necessary advice in order to protect himself. NARO is a good source.
