Activity in Section 17-T-ship 7N-R15E?

I just received an offer from Echo Energy to pay $1,500 per net mineral acre for my nmas owned here. Does anyone know of pending activity here--would this be a reasonable offer?

I checked Pangaea and didn't see any activity; however, my experience has been when the offers to purchase begin to come in, there is usually something in the works. I'd never accept an initial offer. Just my thoughts. There are more experienced folks who post here than I.

Echo usually pays low prices and buys whatever they can get. I purchased minerals in Pitt County in September 2015 for $3000 per acre. The existing O&G lease had a 3/16ths royalty. If the existing O&G lease has a 1/8th royalty then I have been paying $2000 per acre. The reduction is very simple, an O&G lease with a 1/8th royalty will received 1/3rd less revenue than an O&G lease with a 3/16ths royalty. Feel free to contact me if you think I can help you.
