Curious to learn about the activity in this location. Ive just received a random offer to purchase these mineral interests. Gathering info before speaking with landman.

Calyx has recently filed spacing, increased density, and other cases in the that section. There’s a chance they drill a well. What was the offer you received?

Thanks for that info. The offer is $1500 per acre. Not sure if the landman is interested in a lease (or what a fair lease would look like, but I’m learning).

Your other option is to pool. Are you getting all of the OCC mailings? If not, then you need to contact Calyx Energy III

It’s possible you could be under lease already. Maybe the offer you received in the mail is based on if you aren’t under lease, and if you are under lease then the offer to purchase would be less than the $1500 per acre on the mailer.

You are getting an offer because Calyx is asking for three additional wells in the section in addition to the first well. The increased density order states that 10BCF and ~500,000 bbls of oil are available in the Woodford. Four horizontal wells were permitted on 3/2/22.

Ty both for such helpful and informative replies (not sure yet how to reply to individual responses in this forum).

I only rediscovered my ownership of these interests with the appearance of the offer letter. I was leasing them for several years, but lost track of them years ago (possibly due to end of lease and/or clerical errors r/t change of ownership).

So, as of now, there is no lease. I suppose my next step is contact the landman who presented the offer and see if they are interested in leasing instead. If not, contact Calyx.

Can someone attach a plat or map of this township. How close is section 29 T7N-R12E to these proposed wells?

section 1 is in the upper right corner and section 29 is towards the lower left corner-follow the river.

Make sure your name and address are filed in the county clerk’s office. Contact Grayson Barnes at 918-382-8686 (attorney for pooling) immediately if you have not received any of the mailings. Pooling is imminent and you only have 20 days in which to answer or you will get the worst royalty option. I often prefer pooling when leasing doesn’t have time to get a good negotiated lease. The one that is offered will not be in your favor.

Look up case 202102800 and see if your name is on the respondents list.

Thank you for this valuable advice. I’m actually not receiving mailings, so spoke with Court Clerk this morning about faxing a COA form. Contacted Grayson Barnes and left VM.

Ms. Barnes, I very much appreciate the chart and information within your comments here, especially about your preference to choose pooling when there’s insufficient time to negotiate a lease. We received a March 10 pooling order (724098, Calyx as operator) for our interests in 8-7N-13 and then received a lease from a 3rd party who had contacted my mom by phone. Besides the 3rd party lease offering 1/8 royalty at a 20 year primary term, it seems there’s additional language including PPC that I know you and many people on the forum warn about. With no attorney to review the lease and the election period ending next Tuesday, it seems obvious to go with the pooling order with the 3/16 royalty (even though my wonderful, senior mom feels a sense of obligation toward the gentleman who offered the lease and with whom she said she had a lovely phone conversation :wink: This is my first time to post but I have learned a lot from you and this forum.

Do NOT sign a leased with a 20 year primary term, especially not a 1/8th with PPC. The most common is three years!

At this time, if it were me, I would go with the highest royalty on the pooling and send a letter back by certified mail return receipt. List name, address, description of acreage, CD number and order number and which option you choose, sign and DATE! You only have 20 days which to respond. Return to the address listed in the pooling order. Keep a copy of everything for your files including the green receipt card.

I’d never do a 20 year lease. 3 max. Listen to Martha here. Only thing that I have to add here is in addition to sending your election to the operator, I’d also send a certified copy of your election to the corporation commission.
