You are in a good spot called the Niobrara. It is very active right now. The price will vary depending on terms and the minerals, but somewhere around $500/acre. I have several contacts, who would be interested in this property. Let me know.

Was $500 their initial offer and was it for a 3 year primary with a 3 year option? I am in 1N-61W and got offered $350 for a 3+3 at 3/16ths and that is for my 106 acres, certainly rather have the $500 per but Chesapeake is leasing so much they are not wanting to negotiate.
