I have received 2 offers for my 94 acres. One company has remained anonymous. I have heard some bad things about Chesapeake. I don’t know if that is a serious concern or not. But shouldn’t I know who it is before I counter-offer?

Roger, I would want to know and there is no reason not to ask. The anon. is probably a broker who will end up flipping it to Chesapeake anyway. If Chesapeake ends up as designated operator you don’t have much choice. Is it in Oklahoma? If you can give me legal location I can look up and see who is taking leases on that section.

Actually I’m in Sedgwick County, Kansas. We just started getting activity about a month ago. The best offer is $350 per/ 3/16. But he can’t tell me who it’s with. The other company was Kaiser, and that guy told me to wait a couple of weeks. Should I request a copy of the lease? Can they pool me if I hold out too long and skip the bonus? Thanks for the help.
Roger, I was going to advise you to join the Sedgewick County Group but I see you are the Sedgwick County group!
Maybe someone who knows Kansas will turn up on the forum. In Oklahoma you do not lose your bonus if you are force pooled, in some cases you actually get a better deal. The danger of holding out too long is if they don’t end up drilling you miss out on some free money, it’s a bit of a gamble. You might see if Kansas has a website for its State Agency governing this sort of thing. When I was trying to learn about this stuff I did a lot of googling.

I would be willing to bet if they are not telling you anything, they are working for Chesapeake. I have worked for Chesapeake on a couple of projects over the past 5 years. I will never work for them again, I am very glad to say. When I worked for them, we risked being terminated if we mentioned their name. Thankfully, I am now employed with an operator in downtown Denver.
