SESE 25 is shorthand for “the southeast quarter of the southeast quarter of section 25”. A section can be divided into quarters of 160 acres each. A quarter of a quarter of a section would be 40 acres.

The documents show they spud one well in December, I don't remember which but I imagine the vertical and it is an exploratory.

Thank you. Fifteen months ago I didn’t even know I owned mineral rights, there has been a very steep learning curve. Could you explain how the royalties are calculated? There are several family members owning various percentages of the 320 acres. I do not know if everyone has the same royalty. At what point in the process does the oil company notify mineral rights owners regarding drilling? Anything else you can tell me would be most appreciated.

Like the other Carolyn says, the learning curve is steep. Now I obviously need to learn how to read the documents. How did you figure out, Joe, that one of the wells was spud? Is there any way to find out results of exploratory drills? Thank you for all your help. This forum has been a godsend.
Carolyn, net mineral acres divided by gross mineral acres times lease royalty like 3/16ths (.1875), that will give you your royalty decimal to multiply times production revenue. They may not send any notification and division order may be your first notice which will be after the fact.

Under the link I gave that has permit searches by county do one on Weld and then look thru the results to find the 2 wells, click on the hyperlink and it will pull up a Microsoft download, after that it will pull up all documents filed including plats, it has everything the state has.

This winter I was notified I had mineral rights on a tract of land 11N 66W sect.30 and have no idea what to do, we signed a lease for $300 an acre (for exploration and possible drilling) with a landman in the fall, and now we have received offers to purchase our mineral rights from several companies. I know my folks sighned lease back in the eighties for about the same amount, and it has never been drilled or anything done with it. How would we know if there is going to be any activity in the area? Where can I find any info? There will be activity! Back in the 80s the oil companies didn’t have a cost effective way to get to the oil. Now they do. There was a dry well drilled within a block of my house in the 80s, but yet I got $1000 an acre signing bonus last year. Go to the Colorado Oil and Gas Commission website. Look at permits and pending permits for Weld County. There are approved permits for secs. 19, 33, 35, and probably others (in 11N 66W). I get the feeling you got ripped off at $300 an acre.

When I first inherited my rights, all I knew was my mother and her dad before her had been paying real estate taxes on them for DECADES. I kind of figured nothing would ever come of them, but I asked around. The universal answer from everyone "in the know" was, "NEVER, EVER sell mineral rights".
Hopefully someone else can give you instructions on navigating that COGCC map pretty soon. I'm swamped and can't right now, but there is a pending permit on your section. It's way up in the northwest corner of Section 30, so I hope that's right on top of your rights.

Penny, don't feel too bad about the $300/ac as we signed for $20/ac 19 months ago and 15% roalties in 12 N 66 W not knowing any better. We were told this was their best and final offer. Since then the lease was bought and sold by two other oil companies. We have been offered 1k/ac since for roalties but looking at the recent auction prices with bonuses of $2600/ac, our best bet are roalties if drilled.

Thank you for your reply, I appreciate the info, and I have come to the conclusion as you have, my best bet is to hold on for the royalties if drilled sometime in the future.
