I am looking for support in finding the value of mineral rights in Weld County CO.
The location is Crow Valley: east half of Section 32 in Township 7 north Range 62 west – Sixth Principle Meridan.
I have seen some excellent plot maps in this forum and comments from folks that have local knowledge. I am hoping someone can help me with this information. Having local knowledge of current drill plans and activities is so important in understanding current and future values. I understand some horizontal drilling is occurring fairly close.

Welcome to the forum. Cannot comment on “value” as that is what a willing and informed buyer under no compulsion to buy and a willing and informed seller under no compulsion to sell agree upon. However, I can comment on activity. Bison Operating has filed for multiple horizontal wells in sections 36/35/34/33 to your west in 7N-63W. Bison Operating just completed eight horizontal wells in sections 31/32-7N-62W. So the value is reasonably high since they are brand new. If someone wants to buy, they want those royalties that are about to be paid.
I can’t help you with values, but I can tell you that 62W and 63W in the north part of township (where I have minerals and land) the interest is heating up again. There are at least two drillers looking to lease in this area. So if you are intending to sell, certainly get some advise/appraisal.
I am getting the feeling that there is significant interesting for drilling around 7N62W Section 35. The section has historically had some good production time periods but has recently been shut in. For the section to be productive new horizontal drilling and FRACing would be needed. As a WAG, I am thinking 2-5 years before someone would be serious about drilling and FRACing section 35.
Dan, to second what Martha said, there are some recently completed wells in section 32 if that is the section you are curious about. If you own in that section you should expect to be paid within the next few months on the new wells. Section 35 there is one active horizontal well. Room for several more, but the reservoir quality does fall off a lot as you approach the fringe where section 35 is. I would agree on the 2-5 year time horizon for new development on that section.
