@WeeWhiskey , my guess, and it is a bit of a guess, is that, yes, the corners of the tracts do touch. If we go with the 1040’ length for the 104’ call that appears to be a mistake, then there is a definite sharing of the property line between the two tracts. The call on the direction of the north border line is a little vague, saying that it follows the line of the 3 acre tract near the NW corner, and then “continues in an easterly direction” to the old Colony Line. Not sure if that means the exact same direction, or if it is allowed to vary. To get close to 55 acres it would probably have to include the area that touches Tract 2. Hope this helps clarify the lines a little.
