Dear Bf and AJ, I agree with both of you. And, I am so grateful that you can be this honest with me. But, I really can't afford attorney rates, so, since September, 2014, I have read forum posts, revisited notes I've taken, researched, read leases filed online at Robertson/Limestone county courthouse,, etc., just hoping that all my due diligence will serve to protect my land and groundwater.
The landman said O&G company plans to spud well next door to me, and if the (gas) vein is good, will drill more wells. And even though I have a long tenure in O&G (technical not admin), and in real estate, negotiating and writing contracts, I am no O&G attorney. And, I'm not so sure that I would trust one to implement a lease that would protect my assets ... I'm afraid it would be too "generic" ... a "one fits all" lease and, then to boot, I would be expected to pay for it.
I have a "land baron" friend who employed three different O&G attorneys to write a lease for his ranch, and still wasn't satisfied that any of the copies gave him what he wanted. I don't have the bankroll for this.
AJ, you highlighted some good issues that need my attention. I did not "lightly" dismiss your comments.
So, this is where I stand with this effort. I really appreciate your concerns.

Sounds good to me. Each of us have to do what we feel is best for us. I will definitely agree that all attorney's aren't made equal, so unless you have the bucks and you have trust in the attorney and you already have experience like you do, then all should be great.

1.) How about telling the landman that you want the oil company, or his company, to pay your attorney's fees for the lease?
2.) How about finding an attorney who will defer your payment for services until after you get your bonus check? Offer him double his fee with respect to the above with an upper limit of $1000 or $1500, maybe? I may mention your situation to the o+g attorney I use who is a hero and see what he says.
